I always tell my clients this when we start looking in Newlands…
“You’re either going to love this neighborhood… or it’s just not going to be your thing.”
There really isn’t much in between.
And that’s not a bad thing.
It just means we need to be honest about what this neighborhood is—and what it isn’t.
If you’re looking for:
brand new construction
everything modern and updated
zero projects after you move in
Newlands is probably not going to be the right fit.
These homes have history.
Even the ones that are beautifully remodeled still have original elements, different layouts, and quirks.
Some people walk in and fall in love with that.
Others walk in and immediately start thinking about what they would change.
This is a big one, and I see it all the time.
Older homes come with more responsibility.
Even well-maintained homes can have things come up. That’s just part of it.
If your goal is something low maintenance where everything is newer and predictable, you’ll probably feel more comfortable in a newer community.
Newlands is the opposite of cookie cutter.
Every home is different.
Different styles, different layouts, different levels of updating.
You might walk into one house and love it, and then the next one feels completely different.
That unpredictability throws some buyers off.
But for the right person, that’s exactly what makes it special.
This is where I like to be really clear with people.
Newlands is not a master-planned community.
You’re not going to find:
a gated neighborhood
HOA amenities
pools, gyms, or clubhouses
walking trails throughout the neighborhood
homes on a golf course
brand new tract homes
sidewalks on every single street
If those things are important to you, there are great areas in Reno that offer exactly that.
Newlands just isn’t one of them.
This is probably the biggest divider.
People who choose Newlands are usually drawn to something specific.
They want:
mature trees
older architecture
a neighborhood that feels established
something with personality
If that doesn’t matter to you, this neighborhood probably won’t make sense.
This is the part you don’t really get from photos online.
I live here, so I see it every day.
You walk outside and people are out walking their dogs.
Kids are riding bikes.
Neighbors are actually talking to each other.
And during Halloween, especially around Marsh Ave, it turns into something completely different.
Thousands of people come through.
Streets get shut down.
It’s one of those things you don’t really understand until you see it.
That’s the kind of lifestyle you’re buying into here.
I’ve shown a lot of homes in this neighborhood.
And I can usually tell pretty quickly.
Some buyers walk in and say, “This is exactly what I’ve been looking for.”
Others feel unsure.
Not because anything is wrong, but because it doesn’t match what they had in their head.
And that’s okay.
It just helps us figure out where you’ll be happiest.
If I had to simplify it, Newlands is probably not the right fit if you:
want brand new and low maintenance
prefer a structured, HOA-driven community
want amenities like pools, gyms, or golf courses
like everything to feel uniform and predictable
don’t care about history or character
