People ask me this question all the time. And most of the answers floating around online are either outdated, pulled from automated data tools, or based on estimates rather than real transactions.
I decided to pull fresh MLS data directly from the Northern Nevada MLS for every major luxury neighborhood in Reno and Washoe County. What you are about to read is based entirely on that data, covering active listings and closed sales over the past three months as of May 19, 2026. No estimates. No national database averages. Real numbers from the local market.
The short answer is Montreux. But the full picture is more interesting than a single name.
Here is how Reno's primary luxury neighborhoods stack up based on median sold price over the past three months.

Montreux is not close to being second. With a median sold price of $3,500,000 over the past three months and an average list price per square foot of $740, it operates in a different price tier than every other Reno community.
Montreux is a private gated community built around a Jack Nicklaus Signature golf course in the foothills south of Reno in the 89511 zip code. The homes here are custom built, the lots are generous, and the setting in the Sierra Nevada foothills is unlike anything else in the city. The highest active listing right now sits at $9,750,000, a six bedroom, eight bathroom home with nearly 11,000 square feet.
The buyers I work with who choose Montreux are typically coming from California with significant equity, looking for a forever home that delivers a lifestyle they could not replicate at the same price point in the Bay Area or Los Angeles. Golf, privacy, mountain air, and a community that feels genuinely exclusive are what they find here.

Montreux commands its premium because of the golf course, the gated exclusivity, the custom home quality, and the address itself.

Galena Forest comes in second by median sold price at $1,840,000, just ahead of ArrowCreek at $1,800,000. Most people are surprised Galena Forest ranks this high.
The reason is simple. Galena Forest sits at a higher elevation than most Reno neighborhoods, tucked into the pines west of the city on the way to Mount Rose. Homes here tend to sit on larger parcels, offer genuine seclusion, and attract buyers who want land and privacy more than club amenities. With only 13 listings in the MLS over the past three months, inventory is tight, which supports pricing.
ArrowCreek offers a different proposition. It is a guard-gated community with two golf courses, a private club, and sweeping valley views. With 43 listings in the data set, it has significantly more market activity than Galena Forest. The median sold price of $1,800,000 reflects both the quality of homes and the depth of demand. Days on market average 94, which tells me buyers here are taking their time and doing their homework.

Beyond neighborhood medians, two properties currently on the market deserve specific attention because they represent the very top of what Reno has to offer.
The most expensive active listing in all of Reno and Washoe County right now is the Pennington Mansion at 2490 Manzanita Lane in Southwest Reno, listed at $13,950,000. This property is in a class of its own in terms of price point for this market.
In the Newlands Historic District, the Nixon Mansion at 631 California Avenue is currently listed at $13,500,000. Newlands is one of Reno's most architecturally significant neighborhoods, with grand historic homes on tree-lined streets in the Old Southwest. The median sold price in Newlands over the past three months was $781,750, which reflects the broader range of home sizes and ages in the neighborhood. The Nixon Mansion represents the extraordinary upper end of what is possible in this community.
These two properties illustrate something important about the Reno luxury market. Price at the very top is not driven solely by neighborhood. It is driven by the individual property, its history, its scale, and what it represents to the right buyer.
Beyond price, days on market is one of the most revealing metrics in any luxury market. Here is what the numbers show across Reno's luxury communities right now.
Caughlin Ranch moves the fastest at an average of 60 days on market. This reflects strong demand at its price point, typically $800,000 to $2,000,000, combined with an established buyer pool that knows and trusts the neighborhood.
Galena Forest follows at 66 days, driven by limited inventory and a specific buyer profile who seeks seclusion at elevation.
Lakeridge and Somersett both average around 70 to 74 days, consistent with a balanced market where buyers have options but well-priced homes move.
ArrowCreek averages 94 days and Montreux averages 102 days. Longer market times at the top of the market are normal and expected. Buyers purchasing at $2,000,000 and above take more time, conduct more diligence, and are less influenced by urgency. This does not reflect weakness. It reflects the nature of the buyer pool.
Rancharrah is the outlier with an average of 121 days on market. This is the longest of any community in the data set and reflects the specific dynamics that community is navigating right now. If maximum prestige and the highest price per square foot are your priorities, Montreux is the answer. There is no debating it in the data.
If you want the highest median sold price but with more land and seclusion, Galena Forest is worth a serious look. It is underappreciated and underwritten about compared to what the numbers actually show.
If you want gated luxury with strong community amenities and the most market activity, ArrowCreek gives you the most options and a proven buyer pool if you eventually sell.
If you are more budget-conscious but still want a luxury community feel, Somersett and Caughlin Ranch both offer genuine quality at lower price points with faster market velocity.
If architectural character and historic significance matter more to you than gated amenities or golf, Newlands Historic District is unlike anything else in Reno. The $781,750 median does not tell you that the Nixon Mansion sits in this neighborhood at $13,500,000. It tells you that Newlands has a wide range, and the right home in the right location within Newlands can be extraordinary.
