This is one of the most important parts of the entire process.
And it’s also where I see the biggest difference between homes that sell quickly… and homes that sit.
A lot of people think preparing a home for sale is just cleaning up and putting it on the market.
It’s not.
There’s a strategy behind it.
The first thing I do isn’t walk through your house.
It’s a conversation.
Usually over the phone or Zoom.
I ask a series of questions to understand your goals.
Because your goals matter.
They play a huge role in how we price and position your home.
For example:
If you have time, we can be more strategic and test the higher end of a reasonable price range
If you need to move quickly, pricing needs to be more competitive from the start
There’s no one-size-fits-all approach.
After that, I schedule a visit.
And when I walk the home, I always ask the seller to give me a full tour.
You know your home better than anyone.
I want to hear:
what you’ve upgraded
what you love about it
what buyers might not notice right away
Then I take that information and dive deep into the comparables.
Because I can’t give an accurate price without seeing the home.
This is where automated estimates fall short.
They don’t see condition, layout, or how your home actually compares to others.
Once I’ve seen the home and studied the market, we come up with a pricing strategy.
Not a guess.
Not a number pulled from a website.
A strategy.
Based on:
condition
competition
and your goals
This is one of the most important decisions we make.
Before we ever hit the market, we create a plan.
This can include:
repairs
pre-listing home inspection
decluttering
deep cleaning
yard maintenance
Every home is different.
And every plan is based on your timeline and your goals.
But this step is critical.
Because the work you do before listing directly impacts how your home performs.
I always recommend bringing in a licensed home inspector before listing.
This allows us to:
identify issues early
fix what matters
avoid surprises during escrow
Because once a buyer finds something, it can:
delay the process
cause renegotiation
or even kill the deal
Getting ahead of it gives you control.
If staging makes sense, I recommend it.
Not every home needs it, but when it does, it can make a big difference.
And this is where I see a lot of missed opportunities.
Homes that are:
cluttered
poorly presented
or not shown in their best light
don’t perform as well.
This one is non-negotiable.
Your photos matter.
A lot.
I can’t tell you how many times I’ve seen agents use their phone to take listing photos.
And honestly… that’s a disservice to the seller.
Your home deserves better than that.
I use professional photography and video because:
this is how buyers first experience your home
this is what drives showings
this is what sets your home apart
